Epic Crown Heights Limestone: 255 New York Avenue
Limestone glory is alive & well in Crown Heights at 255 New York Avenue, just down the hill from Eastern Parkway, and a block from Nostrand Avenue. On Platinum Member radar since before it came out, the price reduction to $1.6M makes this one of the more interesting buys in the area. This single-family house (that can easily be used as a 2-Family) has original details for days and updated kitchens and baths on the owner's triplex, and can go toe-to-toe with many houses trading even higher than this. This is easily a $3M+ house in Prospect Heights in this market, but Crown Heights still offers amazing value. If you want the bowfront grandeur of a limestone without paying $1.8M or more, we're all in on this one.
Pro's: solid 4-story bowfront limestone, curb appeal, epic parlor & original details, modern upgrades, serviceable rental apartment, open yard with porch, current asking price represents a great relative value
Con's: rental is below grade, short yard due to extension, renovation isn't everyone's taste
Ideally: truly a special house, perfect for the right buyer
