As seen first on HomeCanvasr.com for a few weeks, it's a new construction townhome in Bed-Stuy that's asking $1.499M. We're told they'd take lower. 152 Madison Street isn't the prettiest house on the block, however being built in 2007, it doesn't have the problems of 100 year old houses. Plus it has something super-rare: parking! Located between Bedford and Nostrand, this 2-Family billed as a double-duplex has bay windows, a backyard, 2 balconies, and - yes - Fedders air conditioners.
A narrow ~17' wide, but just over 50' deep, this is Bed-Stuy's answer to a 460 Carlton Avenue type of place. The pics we were sent are pretty low-rez, bootleg, and won't wow you...
Relatively new mechanicals...
We're told there's even a hot tub of sorts in the basement, for those frisky Brooklyn nights...
Don't forget the wood deck in the back...
Lackluster for sure, but before you roll your eyes too hard, you should see what little frame houses want $2M in Greenpoint. The next-best house with parking in this area is an SRO full of tenants for this same price. The value of this 152 Madison certainly has a ceiling, but it also has a floor. We'll see where it lands. We've got one coming up on HomeCanvasr.com in Lefferts for this same price with wood details for days that's bound to grab the clientele looking for more historical product.
Con's: bootleg pics, lacks curb appeal, no original details, needs sprucing up to optimize, will never be that amazing
Ideally: if you think Bed-Stuy's too far, that's what the driveway's for! Not our cup of tea, but we're sure someone takes a stab at it for the right price as a Billyburg or Greenpoint alternative. "Paint renovate" and voila?
