Returning to the Listings section of the blog, it's 104 Malcolm X Blvd. This turnkey 2-Family in Bed-Stuy was on our radar when it first came out a few months ago. Now the asking price has been reduced from $875K to $860K, there's an open house this Sunday, and the market's only gotten hotter in the meantime. It's hard to find a decent condo for this price anymore in your favorite neighborhoods, so whenever a townhouse with rental income is available at the same levels, you know we think there's a buyer it makes sense for.
While bidding wars push unfinished condos into the $850-$900/sqft range, it's nice to see a 20' wide brownstone that's not a gut can still go for under $350/sqft if you know where to look.
