Open House for Refreshing $2M+ Listing: 278 Hoyt Street




278 Hoyt Street
is a single-family home with all the fixin's listed for $2.3M just a few weeks ago. We hate to call a $2M+ listing refreshing, but it's nice to see fawncy pictures, a floorplan, a roof deck, a great location, and all with an open house to boot. It's a lot more than 486 Warren Street around the corner can say for itself, and that place just dropped to $2.3M too.

High ceilings, gas fireplace, multiple walk-in closets, built-in grill, "zoned A/C", skylight & door out to the finished deck on the roof up top? Yes, please. Tasteful, not over-the-top modern renovation to a modern building, just off the hustle & bustle of Smith Street, in a nice quiet nook of Boerum Hill:

The much milder, poorer-situation mixed-use 210 Hoyt Street wasted no time going in contract. Nothing would surprise us over here. As usual, there are a handful of places to choose from around the area in this price range, so make sure you get the best one for you.

Pro's: well-executed, all the fixin's, interesting exterior, location, corner property with lots of windows & exposures, great listing, open house makes viewing a cinch

Con's: this is a lot of money, but probably legitimately priced, many would prefer a 2-Family to get a little rental income boost
