In Contract in West Bed-Stuy: 18 Brevoort Place




Yes, you can find 18 Brevoort Place for sale for $1.2M on your Zillow and what-not, but it's not actually available anymore because it's already in contract.  This nifty little tweener location around the corner from the Franklin C train and shuttle will deter some upon first Google Map glance, but it's actually a great little block.  Just like its cousins Lefferts Place and Herkimer Street, being lodged between Atlantic Avenue and Fulton Street has its pro's and con's, but who can afford to be picky in this market?  West rather than East is what people are really paying up for these days.  And demand will work its way into any corner the supply is located in.  Soon you won't recognize this 5 block radius by the time 1000 Dean et al is done with it.  This solid little 2-Family in the making is like 18 Arlington Place meets 298 Herkimer Street, right down to the colorful interior...

When you're buying a 4-story fixer-upper for the price of a fawncy 2BR condo two trains stops away, ya gotta secure a decent yard too...



Narrow, but a solid piece in arched-brick construction just off of Franklin Avenue, ready to be maxed out.  Low-ball cash offers came in quickly, but the sellers were holding out for the best price for a reason.


Pro's:  curb appeal, Clinton Hill end of Bed-Stuy, around the corner from the train, solid canvas with original details, delivered vacant

Con's:  narrow, gone already, cash offers competing, lots of work to be done

Ideally:  we've seen much worse go for much more.  Easy to see why this house makes sense in this market.
